What am I purchasing?

You are purchasing a bare land strata lot at Big Bend Cottages. This includes: 

  • Freehold title to your individual lot 

  • Shared ownership of the common property through the strata corporation 

Who is the developer?

The development is by Kokanee Springs Resort Ltd.

Are there monthly strata fees? What do they cover?

Yes. Monthly fees support: 

  • Maintenance of common areas 

  • Utilities (as applicable) 

  • Insurance, management, and contingency reserves 

Will I pay property taxes?

Yes. Property taxes are paid annually to the local municipality based on your lot’s assessed value.

Is a deposit required to buy a lot?

Yes. A 10% deposit is required and held in trust until completion.

When will I receive title?

Title will transfer upon final closing, after the development is registered at the Land Title Office. 

Can I build on my lot myself?

No, you must: 

  • Use an approved builder 

  • Adhere to architectural design guidelines 

  • Apply for permits through the local government 

Are there restrictions on building size or height?

Yes. Zoning bylaws and developer-imposed building schemes may limit: 

  • Size and footprint 

  • Height 

  • Placement and setbacks 

Can I build sheds, garages, or other accessory buildings?

Yes, but with limitations. 

  • Only one non-permanent storage shed is allowed per RV site. 

  • Must be approved by management. 

  • Must be non-permanent (no poured concrete foundations). 

  • Maximum size: 100 square feet 

  • Materials: wood, vinyl, or metal. Wood sheds must be sided with a maintenance-free material like vinyl. 

Are permanent garages allowed?

No. Garages or other permanent buildings are not permitted on RV sites. No accessory building may have: 

  • Plumbing 

  • Permanent foundations 

  • Multiple structures per site 

Is a building permit required for a shed? 

No, not for sheds under 100 sq. ft., without plumbing, and with no foundation. However: 

  • Approval from Resort Management is still required. 

  • Accessory buildings larger than 3 m² (≈32 sq. ft.) are not permitted unless otherwise specified. 

What is the maximum height for accessory buildings? 

  • Storage shed: up to 3 m tall 

  • Must provide at least 2 m interior ceiling clearance 

Additional Notes for accessory buildings.

  • Only one accessory building and one deck or patio are allowed per site. 

  • All structures require site plan approval by the Owners Corporation or designated architectural committee. 

  • All work must comply with BC Building Code, and if required, a building permit from RDCK must be obtained (for any structure outside the exemption criteria). 

Can I live on the lot year-round?

  • The development is designed and zoned as a recreational resort, not a residential subdivision. Full-time or year-round occupancy is not allowed without express written permission. The cottage cannot be your primary residence (where you tell the government you live). 

Can I rent out my lot or cottage?

  • Yes, but owners cannot conduct short-term rentals independently. All rentals must go through the resort’s Rental Management Agreement, which is managed by Pinnacle Lifestyles Management Inc. 

Are pets allowed? 

  • Yes, but subject to strata bylaws. Typical rules: 

  • Only dogs and cats 

  • Limit on number per lot 

  • Must be leashed and non-disruptive 

What utilities are provided? 

  • Water (municipal or private system) 

  • Sewer or septic 

  • Electricity 

  • Internet (may require third-party installation) 

Will utilities be available in winter? 

  • Services such as water may be shut off from November to March to prevent freezing. 

What common amenities are included?

  • Shared amenities may include: 

  • Trails or walking paths 

  • Open green space 

  • Recreation areas or buildings (Exact features vary by phase and plan.) 

Can I modify common property?

  • No. Changes to common property (e.g., landscaping, fences, lighting) require strata approval. 

Can I assign my purchase before closing? 

  • Not without written consent and only if your purchase agreement allows it. 

Who manages the development long-term?

  • Once enough lots are sold, governance transfers from the developer to the Strata Council, composed of elected owners.
